Business Owners ~ New Law!!!

As of JANUARY 1, 2026 ANY AND ALL TYPES OF BUSINESSES MUST RENDER, including self-employed and/or independent drivers, if you offer any goods or services, even out of your home.

If you were OUT OF BUSINESS before January 1st, please render that information-along with a phone number.

NEW FORM REQUIREMENT

New rendition forms for Business Personal Property are in place for 2026. The new form is required to determine the type of exemption. (see section 5 of the rendition form). Section 2 of the rendition form requires information on related business entities at the same location. The rendition form will be used for the CAD appraisal. Should the inspection and research confirm a total BPP value of less than $125,000, you do not need to file a future rendition (2027) unless that total exceeds $125,000. However, should the CAD determine the valuation of greater than $125,000, you will be required to render and will receive a request for supporting documentation per Property Tax Code 22.07.

Most businesses send an asset listing with purchase date and price; the CAD will depreciate your items for you using cost and age.

If you have rendered a detail listing in the last 2 years, you may render “same as last year” and list the items gone and purchased only since last year’s listing.

If the CAD does not have an accurate or current listing or detail within the last two years, “same as last year” will not be sufficient.

Please give a specific dollar amount and some basis for your estimate.

When compared to like businesses, and the opinion seems significantly different, the CAD may send a request for more detail or a request for your basis of value. If a phone number is provided, the CAD could expedite the process by phone.

Vehicles: The CAD uses NADA, trade in value. So, the more detail you can provide the more accurate the value. Include mileage for high mileage vehicles and the actual VIN number is most accurate. Add-ons such as welding equipment, racks, etc. should be listed separately.

MOST IMPORTANT: Inventory is ACTUAL COST you spent, not a discounted amount, nor your mark up value.

REMEMBER: The deadline is postmarked by April 15. If you are working on your rendition and need more time, you MUST make your request for an extension by the April 15th deadline. If made in writing, by April 15th, you will be automatically extended an additional 15 days to complete the form without a penalty.

NEW LAW requires identification of all business entities at the same location. After the initial rendition and CAD confirmation that the total BPP value is less than $125,000, you will not need to file FUTURE renditions unless you acquire additional or new BPP. The CAD remains responsible to inspect and research businesses to determine if BPP value is accurately reported and is required to investigate value.
